What leasing options are available?

We offer 3- to 13-month leasing terms.

What are your application requirements?

We require that your income is at least 3 times the rental rate. We also perform a credit and background check.

How much is the security deposit?

If your application receives full approval, the security deposit is $300. If your application receives conditional approval, your deposit equals one month's rent.

How much of the security deposit is refundable?

The full amount is refundable.

Is there an application fee?

Yes, our application fee is $60 per applicant.

Can I apply online?

What fees/deposits are due upon applying? Moving in?

Your application and administration fees are due upon application. The security deposit and first month's rent are due upon move-in.

Do I have to pay first & last month's rent?

No

When is rent due?

Rent is due on the first of the month.

How can I pay my rent? What forms of payment are acceptable?

Online payments are accepted through the resident portals. We accept debit, credit, checking, and savings accounts for ACH, and MoneyGram.

Is there a late fee for overdue payments? Is there a grace period?

We offer a 5-day grace period. On the 6th of the month, a late fee that is 10% of the rent will be posted to unpaid accounts.

Is renter's insurance required?

Yes, we require a $100,000 liability limit and the property listed as an additional interest.

Are utilities included?

No

What costs are not included in the rent?

We require a $55 community fee.

What is the average cost for utilities each month?

Utilities are estimated to be $250-$300.

Are the apartments furnished?

No

Are there any bed restrictions for the apartments?

We do not allow waterbeds.

Do you have items I can rent?

Yes, we have storage closets and office spaces for rent.

Are corporate rentals available?

Yes

Under what circumstance can a landlord terminate your lease?

A landlord can terminate your lease when there are lease violations and non-payments.

What happens if I need to move out before my lease expires?

You may buy out of the lease agreement.

Can the apartment be listed on AirBnB?

No

What are the occupancy limits?

We allow two people per bedroom.

Can the apartment be sublet?

No

How often is there a rent increase?

There is a rent increase with every renewal.

What are hours of the leasing office?

Monday - Friday: 9:30 A.M. - 5:30 P.M.
Saturday: 10:30 A.M. - 5:00 P.M.
Sunday: Closed

What are the hours of the clubhouse?

The clubhouse is open 24 hours.

What are the hours for the fitness center?

The fitness center is open 24 hours.

What are the hours for the pool?

The pool is open from 9:00 A.M. to 10:00 P.M.

What property amenities are included?

We provide a community pool with a grilling area and fire pit, fitness center, resident lounge, gift wrap room, bike storage room, and pet spa.

Do you offer valet trash service?

Yes

Do you offer recycling?

Do you have free internet?

Yes, we have it available in common areas.

What internet service options are available?

AT&T Fiber is available.

Do you have package lockers?

Yes, we provide package lockers. They are checked out of the locker(s) with a user name and pin number.

What are pool hours and seasonal availability?

Our pool is open from 9:00 A.M. - 10:00 P.M. year-round, but it is unheated.

I have a noise complaint. Who do I contact?

During office hours, contact the leasing office. After-hours, contact the courtesy officer.

What is the smoking policy?

We are a nonsmoking community.

I need emergency maintenance. Who do I call?

Call the office number at (205) 322-3500 during office hours. For after-hours maintenance, follow the prompts for after-hours maintenance.

I have a non-emergency maintenance issue. Who do I contact?

Enter the service request through your resident portal.

Do you allow pets?

We allow 2 animals per apartment. We require a $500 pet fee for 1 pet and a $600 pet fee for 2 pets. We also require a $15 pet rent per animal per month. We do not allow select aggressive breeds. Call our office for more information.

What is the parking situation?

Residents park in a gated parking garage. A heated surface lot is also available for resident parking.

Is there a fee or permit required for parking?

You must have a parking pass for your vehicle to enter and exit the garage and lot.

Is parking assigned?

No

What is the policy for guest parking?

Visitor parking is allowed in the front lot or designated visitor parking located outside the parking garage.

Are there building quiet hours?

Building quiet hours are 10:00 P.M. to 6:00 A.M.

Are there fees for using the communal spaces?

No

Can residents put personal grills on their balconies?

No

What is the procedure for moving out?

We require a 60-day written notice, payment of all monies owed, the apartment returned to its original condition, and all keys returned.

Is there in-unit washers and dryers?

Apartments are equipped with full-size GE washers/dryers.

Do apartments have dishwashers?

Yes

What brand are the kitchen appliances?

Kitchen appliances are GE.

Does the apartment come with a microwave?

Yes

Are stoves gas or electric?

Our stoves are electric.

Do kitchen sinks have a garbage disposal?
